We have recently delivered a comprehensive programme of refurbishment, repairs and safety enhancement works at The Hintons, a supported housing scheme in Harlow. The project aimed to safeguard the long-term condition of the property, improve comfort and safety for residents and ensure full compliance with modern building and fire safety standards, all while being mindful of the needs of a vulnerable resident community.

The scope of works included:

  • Replacement of flat entrance doors and screens to meet fire safety, security and accessibility requirements.
  • Renewal of internal doors to communal areas for improved safety, ease of use and durability.
  • Replacement of ground and first floor balcony soffits for enhanced weather protection and visual appeal.
  • Installation of new balcony balustrade cladding to improve safety and aesthetics.
  • Alterations to flat and communal lounge windows to increase natural light, improve ventilation and enhance resident wellbeing.
  • Replacement of waterproof roof coverings to balcony walkways for better weather resistance and durability.
  • Brickwork and concrete repairs to ensure the structural integrity of the building.
  • Replacement of eaves fascias and soffits to reduce maintenance needs and protect against weathering.
  • Renewal of rainwater goods to improve drainage performance.
  • Replacement of windows and communal external doors to improve thermal performance, security and comfort.
  • Overhaul of tiled roof coverings to maintain weatherproofing and extend roof life.

Given the supported housing context, a key priority was delivering works with minimal disruption, ensuring residents felt safe, comfortable and informed throughout the project. Our team implemented a phased programme, allowing different sections of the building to be worked on in sequence. We also maintained close communication with residents and on-site support staff to coordinate access and plan activities around occupants’ needs.
Additional care was taken to manage noise, dust and access restrictions, and to ensure communal areas remained safe and accessible at all times. This sensitive approach helped to maintain daily routines for residents and supported a smooth, efficient workflow.
