We have recently completed our Phase 1 works (£300,000) at Park House, student accommodation in Earls Court for Southern Housing. We were appointed to undertake the remodelling and refurbishment works to an unused ground floor office space to create improved student accommodation in the form of five new bedrooms as well as new kitchens, bathrooms and a communal lounge area. This was to accommodate the increased capacity in student housing.
Once on site, we began asbestos survey works, including the removal of ACMs. We then undertook the strip out works, including the removal of existing partitions, stud walls and ceilings. New 30- and 60-minute fire rated stud partitions and ceilings were installed, together with a new suspended grid ceiling in the communal areas. New FD30 and FD60 fire doorsets were installed.
We were also appointed to undertake general masonry repairs and plastering works throughout, including improved floor finishes – safety flooring in kitchens and bathrooms, vinyl finish in bedroom and common areas as well as sheet carpeting in lobbies and lounge areas.
General decorations were completed throughout, including the installation of a new feature wall and wallpaper finishes.
We installed new kitchen and bathroom suites which included new extraction systems as well as full wall tiling. Specialist bedroom and lounge area furniture were also installed.
In addition, we were responsible for the complete renewal of the mechanical and electrical systems. This comprised of new power and lighting services throughout, new mechanical services for kitchens and bathrooms, new fire alarm systems and access control.
The floors above were fully occupied by students throughout our works and effective coordination was key to minimise disruption whilst delivering this project to our client’s satisfaction. We maintained open lines of communication, including distributing notices ahead of disruptive works, particularly those affecting power / services. Logistics were efficiently managed by our site team, with deliveries scheduled to avoid peak traffic times as well as refuse collections.
