Chas Berger has been delivering the Capital Works Framework comprising roofing and external works to circa 250 occupied houses and bungalows on behalf of Enfield Council. Works included:

• Flat & pitched roof replacement
• Loft insulation works to improve U-values

• Chimney replacement & repointing
• Fire breaks to party walls & fire safety improvements
• Leadwork to dormers
• Replacement soffits/fascias & associated rainwater goods

• Garage roof replacements
• Repairs to parapet walls
• Redecoration to external rendered surfaces/railings & communal areas
• Hard & soft landscape repairs
• Refurbishment of bin stores
• New uPVC windows
• Door replacement works

With the works being carried out to street properties, our surveyors were able to identify access issues to the rear of properties due to the alleyways between properties being subject to rubbish dumping and fly tipping. To ensure this did
not cause any delays, we arranged to have the alleyways cleared as part of our social value offering to the community.

We carefully managed waste removal due to the lack of space for skips, implementing a ‘wait and load’ service out of peak times, eliminating the need for skip permits and parking bay suspensions, while minimising disruption for residents.

Upon completion and scaffold strike following the first phase of works, we received feedback from neighbouring residents regarding the new guttering installation. Where it did not match their existing systems, this caused some issues with the flow of grey water. We worked with our specialist roofing contractor and the Council to modify the guttering and rainwater goods specification.

In some cases where the neighbouring rainwater systems were deteriorating, missing or damaged, we replaced their guttering to match new installations free of charge, which has improved customer satisfaction and minimised complaints.

We arranged further consultation with neighbouring residents and amended our preconstruction surveys and notification letters to include information regarding the modified specification and how it would integrate with existing systems.

Through major acceleration of the programme, we exceeded client expectations of utilising the budget in record time.

This is just a short note of appreciation for the work recently carried out in replacing my roof.

The team worked so hard, (particularly under strenuous circumstances with the recent heatwave) and were always very pleasant and courteous, ensuring the least disruption possible.
